Since the beginning of the full-scale invasion the rental market in Ukraine has gone from sharp fluctuations to gradual stabilization – as a result, in 2025 prices continue to rise. In frontline cities like Kherson, rental listings are becoming cheaper.
This is evidenced by data from analysts of a large real estate portal.
According to the portal’s data, rental prices in Kherson fell by 44% at the start of the full-scale war and have remained almost unchanged since 2022.
To rent a one-room apartment in the city after Russia’s invasion was possible from 2,500 hryvnias. Currently, rent has not significantly increased and ranges from 3,000 to 5,000 hryvnias.
The article also mentions an increase in September 2022 in rental prices for one-room apartments in western Ukraine. Growth rates here sometimes reached 125%.
It should be noted that in 2023 the amount of rental payments across Ukraine began to stabilize and reached almost pre-war levels, except in frontline cities.
However, 2024 brought a generally steady and gradual rise in rents across the country, which remains relevant in the current year.
This is influenced by various factors, primarily the conditions of martial law and the security situation in the regions.
Analysts also note that traditionally it is most expensive to rent housing in Kyiv, Lviv and in the west, while in the east and south of the country rents remain significantly more affordable due to security risks and lower demand.
Previously MOST wrote that Kherson became the absolute leader in the affordability of secondary housing in Ukraine.
