In Kherson, prices for one-room apartments have changed by only 4% during the full-scale war. This is the lowest indicator of housing price dynamics among all regional centers of Ukraine.
This is according to OLX Real Estate analytics.
As of January 2026, the median price of a one-room apartment on Kherson’s secondary market is 590 000 hryvnias.
The dynamics are related to the fact that the city is under a constant threat of shelling. Demand is minimal, and some owners have attempted to sell their homes.
The smallest changes in price were also recorded in Zaporizhzhia (+6% in hryvnias, 630 thousand hryvnias) and Mykolaiv (+4% in hryvnias, 760 thousand hryvnias).
Prices changed the most in Ivano-Frankivsk, where a 241% jump was recorded, and the median price of a one-room apartment reached 2.4 million hryvnias.
Uzhhorod (+230%, price 2.7 million hryvnias) and Rivne (+144%, price 1.7 million hryvnias) also entered the top three by the rate of price increases.
